Throughout the past year on multiple occasions, I provided my apartment’s leasing office written notice of lease violations regarding my downstairs neighbor who was smokes inside and outside of her apartment unit in violation of the building’s rules and her own lease agreement, causing much vexation to Me, my wife and our one year old daughter. The smoke was permeating the walls and entering into my apartment and suffocating us while inside and outside of our apartment and destroys the quality of the air we breathe and consequently diminishes the value and peaceful possession of our home. Such nuisance was the clear violation of the property’s rules and constitutes a health hazard and also amounts to a constructive eviction of Myself and my family due to the failure of leasing office to put a stop to this nuisance and maintain its own rules set forth in each tenant’s lease agreement.

After serving the notice of lease violation the leasing authority brought this matter to their immediate attention giving tenant a violation notice for the immediate cessation of all smoking in the downstairs unit directly below my apartment unit and surrounding areas as per the lease agreement and Property Rules. The violation notice served its purpose and brought tenant to compliance with the non-smoking provision in the Resident Rules and Regulations addendum to the tenant’s lease agreement.

To me, Mr. Vrej Garabedian demonstrated exceptional negotiation and litigation skills presenting my case with utmost professionalism and confidence, leaving no room for doubt. His ability to strategize and adapt to changing circumstances was truly impressive, resulting in a favorable outcome for me.
